WHY GRANVILLE PLACE?

1. On the 29th April, ABS released that the 2022 March quarter construction cost has increased 2.9% from last quarter and 10.1% annually. The cost of construction materials and transportation is increasing as well as the labor cost. All these mean the cost of building an apartment will keep growing.

2. The wet weather has delayed the construction progress of projects Australia wide. This adds another factor to the growing construction cost. You probably heard another Australian builder went bankrupt in the past few months as a chain effect of the increasing costs. As a result, Builders will allow more margin to safe guard their cash flow – another factor for apartment price increase.

3. Building approval keeps dropping. Total dwelling units approved in March 2022 was 15,183, which was 35.6% lower than March 2021. (ABS) The amount of housing stock supply will decrease in the coming 2-3 years.

4. Since the relaxation of Australian boarder restrictions, the overseas arrivals have continuously increased on a monthly basis. This will bring demand to the apartment products as both buyers and renters.

5. According to Domain’s March 2022 House Price Report, Sydney’s house medium price was $1.59million, which was double the apartment medium price of $796.5k. However the rent does not have such a significant gap between house and apartment in the same location. This means that apartment has a higher investment yield in comparison and the price of apartment is at its lowest with potential to grow.

All of the above lead to the increase of apartment price in Sydney. If you want to buy an apartment, now is the time.
Completed stocks are the perfect pick as all approval and construction risks are gone and you can inspect your future home before locking in.
Newly completed apartments in Granville Place have everything you need at doorstep with a peace of mind.
