  1. Website: What web site do we have? How do we set it up?
    Oxbridge offers 3 website options – free and a paid options. Both integrates with the CRM but the free option requires some technical knowledge
    • 1. Free Option: Oxbridge offers free website and website hosting. You will be given our standard WordPress Template. You will need to add word and images to the template yourself or find someone to design it for you. The free option does not connect to the CRM
    • 2. Website + Integration:  You can design your own website and integrate it with the CRM. The cost is $33/month. The integration document to the CRM is at https://help.eaglesoftware.com.au/article/87-integrating-eaglecrm-with-a-third-party-website
    • 3. Paid option: Eagles charges $44/month for the website to be designed for you. The website fully integrates with the CRM
    • For options 1 & 2 you will need to change the nameservers to (dns1.oxbridge.group and dns2.oxbridge.group)
  2. Business Card: How do I order business cards?
    • You can design and order the business card yourself using Canva or simply e-mail support@oxbridge.com.au and Oxbridge will design the card for you. Oxbridge has an exclusive agreement with Vistaprint to give you the best price for your business cards
    • Business Cards can be ordered through VistaPrint (http://www.vistaprint.com). Vistaprint guarantees to beat any price for Oxbridge partners and is of good quality. Please select at least 350GSM for your business cards.
      • E-mail marketing@oxbridge.com.au with your requirements:
        • Profile picture (if desired)
        • Name, mobile, office phone, social media accounts
        • Slogans and your logos
        • Oxbridge maintains a standard template for business cards
        • A proof of the card will be sent
        • You can then order online yourself or we can do it for you. Please allow 24 hours for ordering and a week for delivery
  3. Sites Uploading: I’ve uploaded onto the CRM but it is not appearing on all the sites?
    • Ensuring you have all the content included in the listing e.g. header description, price and images
  4. Listing Brochure: Is there a listing brochure we can use and edit?
  5. Ordering Marketing: How do I order brochures, signboards, photos, floorplans etc?
  6. Referral: How do I refer other agents/brokers?

  8. Weekly Leads: See “Oxbridge Weekly Leads”. You will be directed to our Airtable. You will need an Oxbridge e-mail to access
  9. Sales Process: I am completely new to real estate. What are the steps in the sales process
    1. Sign the listing agreement (sample listing agreements in all states available)
    2. Send a copy to support@oxbridge.com.au
    3. Upload onto CRM
    ​4. Pay relevant advertising fee. Making the listing active automatically pushes to 42 local and 155 international websites.
    ​5. Ask buyer to sign EOI Form 
    6. Put seller’s and buyers details onto contract (sample contracts available)
    7. Sign contract
    8. Send e-mail to both lawyers for execution
    ​9. Ask buyer to deposit into trust
    10. Wait for settlement
    11. On settlement for balance transfer ask vendors to send details of bank, account name, account details to accounts@oxbridge.com.au with their best mobile/phone number
    12. Our accounts team will call to confirm details. This is standard procedure and it HAS to be done for security reasons. If the vendors don’t pick up we will try as long as it takes for the bank details to be confirmed.
     
  10. How to claim property management commission?
    1. If you are using ManagedApp, property commission is automated.
    2. If you are using PropertyTree/PropertyMe then you need to submit a copy of the landlords’s ledger, rental worksheet and your invoice for payment. Invoice needs to be sent within the first 10 days of the month for the previous month’s claim. For example you will need to submit the invoice by 10th of October for the claim for September. Landlords’ ledger is sent to you every time it is sent to the landlord. It is also available within PropertyTree which you have 24/7 access to.
  11. How Do I Start a Rent-Roll?
      1. Oxbridge offers 2 different splits on management fee. 100% (Management with your own trust account or ManagedApp)/90% (Own Management with ManagedApp)/10% (Oxbridge Management). The first allows you to keep all letting fees. You will be responsible for for all inspections and tenant/landlord communications and be WHOLLY responsible for the management, including bond lodgment, maintenance, arrears etc.
      2. You need to sign a management agree. There are samples on the resources page that assists you in filling out the form
      3. You will then need to upload the listing onto the CRM.
      4. You need to send the tenant application from REA Ignite or our website to support for tenancy checks
      5. You should then conduct reference checks
      6. Sign a tenancy agreement. We can assist with Docusign
      7. Send us a tenancy agreement 
      8. You will have logins to PropertyTree/OurProperty. Send us an invoice with the rental commission worksheet for your share of the commission
  12. How Do I find New Projects and Get onto to existing Oxbridge Projects?
        1. Oxbridge offers unlimited uploads onto our international portals and local portals (including realesate.com.au) for our full members.
          1. Ensure you are a full member and you have a login to the CRM and Arcanite (e-mail support@oxbrige.com.au)
          2. Choose a project from Arcanite or visit https://www.urban.com.au/ and https://a-d.com.au/ to prospect for new projects. E-mail the developer or master agent to gain access to a sales or conjunction agreement.
          3. Call the BDM and Visit the showroom to obtain a price list
          4. Seek one listing allocation to the project
          5. Clone the project in accordance with price list and specification (suggest at least 10)
          6. Ask Support to Push to international portals and local portals including realesate.com.au projects
